Inventory Levels Continue to Drop in Loudoun County

The number of resale homes for sale in Loudoun County has just recently dipped below the 2000 level for the first time in over 2 years.  The inventory number now stands at 1978 for the entire county.  Here are the supply numbers for the towns in Eastern Loudoun:

Sterling - 505

Leesburg - 588

Ashburn - 348

South Riding - 109

Loudoun County Has Highest Income in the Country

  According to information on the 2007 Census, Loudoun County ranks as the highest median income county in the United States.   The median income per household for Loudoun was $107,207. 

The county narrowly beat out Fairfax County to the east.  The median income for Fairfax was $105,241.  For the past several years, Loudoun and Fairfax have switched off holding the number one spot for this statistical category.

I ran across the Neuton Mower in an article in Outside magazine and I thought it would be a great gift for a new home buyer.

So.....Anyone who buys a house and wants one of these cool mowers just let me know and I will deliver it to you.  The only catch is you have to use me as your agent.

Driveway Resurfacing Scam in Loudoun County

Here is a story about a scam being pulled on homeowners in the Loudoun County area.  The group pulling the scam is know as the Travelers and they are offering to resurface driveways in their latest scheme.  Tell people to be on the lookout for this group.

Loudoun County Inventory Levels Creep Lower

Inventory levels in Loudoun County continue to move lower during the summer months and continue a trend that began in the spring.  Since 2005, the spring and summer months were typically a time that inventory levels built up as more and more homeowners flooded the market with their listings.  Coupled with new home construction that added even more homes to the inventories, Loudoun County had a tremendous imbalance of supply vs. demand. 

But the trend has finally reversed after 3 years and now we see demand outpacing supply by a little each month.   Today, the number of homes currently for sale in Loudoun County stands at 2061.  In July, there was a net reduction of 261 homes from the inventory levels. 

Since the end of the second quarter which was just 6 weeks ago, almost 200 homes have been shaved off the inventory levels.  Demand is outpacing supply at the lower price ranges with homes in Sterling Park regularly receiving multiple offers and days on market levels dropping to an average of 56.

Congratulations to Broadlands Triathlon Participants and Volunteers

The first ever Infinitive Triathlon at Broadlands was run on Saturday and by all accounts it was a success.  192 participants registered for the event and despite a steady rain and a chance of thunderstorms, we were at the Broadlands South competitive pool at 7am ready to go.  There was a steady rain but the thunder heard earlier in the morning stayed away and the organizers didn't have to cancel the swim. 

The bike course was hilly and challenging two loops around the Broadlands that was not too difficult.  The rain made it a little harder to handle the bike on the long downhill on Truro Parish.  The run was an out and back along the paths and was flat and fast.  The rain kept everyone cool and the volunteers were all cheerful and encouraging even though they were getting soaked. 

I have run in 10 different triathlons and the Broadlands Triathlon exceeded my expectations for a first time event.  It was well organized, the volunteers were very helpful and enthusiastic, the turnout was excellent, the transition area was well laid out, and the post-race food was great.  And the all important race schwag was top notch, a T-shirt and hat made of high quality wicking material.

Thanks to all the volunteers that braved the elements and help everyone get through the race without incident.  Thanks to all the fans that cheered us on along the course.  And congratulations to everyone that participated in the race including Jonathan Hinkle, Brian Albrecht, Daphne Gillie and Mary Beth Greason.
