As a top team in Northern Virginia, we are always looking to stay near the front of new developments especially in marketing. This last year the focus has been shifting the majority of our advertising dollars from print media to online media. From a cost standpoint it has been helped us maintain our margins in a down market. The problem is we can't figure out which online websites works. We had 4 maybe 5 print media options to choose from that would allow us to reach 90% of the home buyers in our area. And there was one major publication that we used to increase or decrease our exposure because it was the leading local real estate paper. Right now the list of online websites we have our listings on is 20 and counting. As of yesterday, it looks like we need to add a couple more.
Joel Burslem over at The Future of Real Estate Marketing keeps me abreast of new developments within our community. He wrote a story yesterday about online listing and where to advertise. He asks this question toward the end: "Where would you advertise one of these homes?" My answer to that is everywhere you possible can. As his last sentence states, no clear alternative has emerged. So far there are 20 that I know of and probably another 20 I don't. And without knowing where people are going, or not going, you have to cover your bases.
I don't see the list getting any smaller or a clear favorite emerging for quite some time.
